Every visit returns a field report: what the Hand did, what was visible, and a photo record with time and location captured at the moment each shot was taken. These are the three sections of every report — and you can open the full sample, with illustrative data, before you order.

The report reaches you first. Funds stay in escrow until you approve the delivery. If the scope wasn't met, you dispute it and our team reviews the record.
Fiduciaries trust vendors who declare their edges. Hands document, deliver and attend. They do not inspect, appraise, investigate, certify or act as your legal representative.
Interior visits require legal authority you already hold — letters testamentary, letters of administration, trustee powers, a court order, or the owner's consent. You confirm your authority when ordering, and your Hand carries your written authorization on site. If the property is in a different state from the one where the estate is being probated, ask your attorney about ancillary probate before ordering interior access; the curbside exterior check needs no authority at all.
Every visit is quoted as a single flat fee up front — the number you can put in the estate accounting. No subscription, no membership, no hourly meter.
The quote already includes the King Hands service fee — 25% of the total — which pays for escrow protection, identity verification of every Hand, server-side evidence recording, and dispute review when something goes wrong.
Your payment is held from the moment you order and released to the Hand only after you approve the report. If no Hand is confirmed for your address, nothing is charged.
King Hands is a marketplace, and our US network is young — we would rather tell you that than show you a map colored green. Request any US address: we confirm an identity-verified Hand for that location before any charge is made. If we can't cover it, you'll know quickly and pay nothing. Every request, covered or not, tells us where to recruit next.
The report is factual documentation: photographs with capture time and location, plus plain observations of what was visible. Professionals attach it to inventories, accountings and insurance files as supporting documentation. We claim the quality of the record, not its legal effect — whether and how to file it is your or your attorney's call.
An independent local professional who has passed identity verification — government photo ID plus a biometric selfie match, run through Stripe Identity — before being able to accept any task. We share the Hand's platform history and rating with you when we confirm the visit. Hands are identity-verified; they are not licensed inspectors, appraisers or attorneys, and we never present them as such.
Honest answer: the platform does not currently carry a blanket liability policy covering visits, and Hands are independent professionals. What protects you today is structural: escrow (you approve before payment releases), identity verification, the server-side evidence record, and dispute review. If your engagement requires insurance certificates, tell us before ordering and we will tell you plainly whether we can meet it yet.
The Hand never forces the issue. If someone is at the property or objects to the visit, the Hand documents what is visible from a lawful vantage, leaves, and reports. You receive the record of the attempt — which is itself often what your file needs — and escrow still applies: you review the attempt record, and no funds release until you approve.
Anything that belongs to a licensed profession or crosses into investigation: no home inspections, no appraisals or value opinions, no locating people or assets, no identifying occupants, no lock changes, no forced entry, no notarization, no court appearances, no service of process. The defined scope on your order is the whole job.
We confirm availability before you pay — we aim to answer within one business day. The visit itself is scheduled with you once the Hand is confirmed; urban areas are usually faster. If the timeline we quote doesn't work for you, you owe nothing.
Vacant-home insurance policies commonly require documented periodic checks — often weekly or biweekly — and standard homeowners policies often restrict or void coverage after 30–60 days of vacancy. Where we have a confirmed Hand, we can set up repeating exterior or interior visits — confirmed and charged visit by visit, each returning the same timestamped, geolocated report for your file. Check your policy's exact requirement and ask us for that cadence.
Payment hasn't moved yet — that's the point of escrow. Open a dispute, our team reviews the order scope against the delivered record, and funds are released or returned accordingly. The evidence trail (time, location, photos) is what gets judged, not memories.
